HOA Fraud Investigations News Services"CREATIVE" Accounting also known as "Cooking the Books" is alive and well in California Homeowner Associations. Residents are being victimized by Enron-like fraudulent accounting practices as board members and managers conceal, hide and cover up stealing, gross negligence and failure to comply with Section 1366 of the California Civil Code.

All over Southern California HOA reserve trust fund accounts have been raided and in fact depleted for such frivolous and fool hearty endeavors as construction defect quality cyclical maintenance and repair projects, slipshod and fly by night Board Member's vendors, litigation to line the pockets of HOA lawyers to clean up the debacles created by the previously referenced projects and vendors, and overlooking stealing, embezzlement and gross mismanagement of HOA trust funds.

David McGrath and his "Cheer Group" featuring one Brian Martin and Jan Meldola, the only 2 attending Board Members during recent Election (everyone else refused to be associated with this group), made sure that no less then $53,000 of our money goes to David's lawyer Raymond Szu for his attempts to illicitly change our Bylaws under false pretext that he is changing the "Rules" and to harass a member whose right to be seated as a Board Member has been corruptly and unlawfully denied. Mr. Szu is very capable gentlemen. He is not only a lawyer but also a passioned and seemingly professional gambler who regularly plays in Poker tournaments for money. The CCV ALLIANCE unites a group of concerned homeowners who ask for improvement in HOA business transparency, management and access to HOA General Ledger, Paid Checks and other Accounting Records. The more transparent the HOA is, and the fewer secrets they hold, the better off our members will be.

During the past three years our HOA's financial position was ruined by reckless management of Nina Peltonaa, Sandra Kraden, Madeleine Short, Patricia "Pat" Smith, and Neda Firouz. Unfortunately the situation is now getting even worst under dictatorial “heavy-handed management" by DAVID McGRATH, JAN MELDOLA and BRIAN MARTIN. The three conspired to rig the Election so they can retain access to homeowners money. But this is not all.

For example, to conceal David A. McGrath alleged sexual harassment of Hispanic Women employed by DMS Janitorial, INC, which was reported to CCV HOA management, David A. McGrath and his two followers chose to fire qualified manager Mark Montgomery and all English Speaking Employees.

After getting elected using false biography, and false promises of "TRANSPARENCY", David A. McGrath and his loyal accomplice, Jan Meldola and Brian Martin, took HOA on a dangerous and very costly slippery slope of lawlessness, abuse of power, harassment of residents they don’t like, defamation that exposes HOA to liability, check writing by hand, and record hiding from Members - to just name few most common incidents.

We are deeply appalled by the fact that in direct violation of our Bylaws David McGrath, Brian Martin and Jen Meldola now run the three member board, which must STOP even if offended Members need to file a lawsuit to remove abusers from the power.

THE CCV ALLIANCE thanks ALL homeowners for supporting our demands for increase in HOA’s business transparency, Board's accountability and skillful management that prohibits overpayment of any vendor for the purpose of collecting “kickbacks” under the table – which David McGrath admitted it is all he wants form the Board Position before he can move out of complex. His stated objective is to dump his upside down mortgage when his girlfriend Margaret Santoro finish her Nursing Courses. For this purpose he brought in all his wendors to charge us way more then we should be paying.
