Every grammar school student will tell you that fiduciary (e.a. agent, board member,etc) is obliged to not pay more for the job when he uses other people’s money then when he uses his own. The word "FIDUCIARY" itself comes originally from the Latin fides, meaning faith, and fiducia, trust. A fiduciary is expected to be extremely loyal to the person(s) to whom she owes the duty. He/she must not put his personal interests before the duty, and must not profit from his position as a fiduciary, unless the principal consents. Yet, some ‘clever” Board members and “industry specialist” flouts the law and do exactly the opposite when they conspire to tap the HOA “Gravy Train” by overcharging the projects so they can share the overcharged amount. This is in contrary to fiduciary legal standards. If this sounds as one of the Cross Creek Village HOA dramas it is because this concept applies and is equally used in all HOA's. How it works? Huh, when was the last time you heard of one rattlesnake biting another; apparently you always have one "know all" person on the Board of Directors who gives the initiatives, (because she/he planes to take “bonuses” from preferred vendors he/she brings in), but in order to have the majority approve his/hers desired action, he/she lavishesp those semi-pasive and pasive Board Members in “ego gratifying” compliments, which makes unpaid "Board Members" feel important so they support any intiative the, complicit in fraud, Board Member suggests! This may also help you understand better why and how CCV end up paying 2X the market cost for the Staircase "F/A" Project.
Our position is that HOA should only pay as much money as it really needs to pay, and not one penny more!

Last year he represented himself as someone who manages “luxury hotels and casinos” (he actualy flips hamburgers in Inglewood which is OK for his level), but this year his story changes and he now has twenty plus years in running small and medium size companies and that makes me lough loud! This CLOWN thinks every homeowners is stupid and cannot figur out that ALL he wants is kickbacks from construction jobs,. and that BOLD Godzilla looking board member, what’s his name, B…something, he is David's PATSY! Imagine being David's PATSY...I can't!

ReplyDeleteWhy is the BoldyJo pretending he know what the cost of the construction is if he has no idea? Is he naïve or plain stupid? Anyone who knows him personally please answer. If he poses any brain or knowledge about the construction works and cost why is he supporting obvious overpayments of contractors and crappy work we saw the pictures of on this web site? I am afraid the answer is because his kind is born to just follow and kiss ass of whoever shows off to lead them.
